Attic Restoration After Bat Infestation – Facts, Risks, & The Process
Ridding The Bats Is The First Step!
Ridding the bats is the first step, although many homeowners may not be aware of the damages bats will cause to their attic. Bats choose to colonize inside attics because it’s dark and away from predators, which offers an ideal environment for a maternity colony to give birth. A maternity colony population can grow to over 200 members, which consist of female bats only. When a building owner has the misfortune of having a maternity colony living in their structure, droppings will start to stack-up rapidly, with some situations being extreme due to the number of bats. We have inspected many attics in the past that had huge piles of bat guano, some measuring over 15 inches high!
When Is Bat Guano Most Dangerous?
Bat guano becomes very hazardous to people when it starts to dry up, which takes between 6-12 months to happen. You see, when bat guano is fresh it will contain a lot of moisture, which is the period of time when it begins developing fungus. When the bat droppings dry up, it will break apart into tiny dust-like crumbs which can go airborne when it’s stirred up. Bacteria spores will be inside these tiny crumbs of bat guano, and when it’s airborne people are at risk of breathing these particles into their lungs. This is what causes sickness in people from bat guano, which over time can turn into a respiratory infection known as Histoplasmosis.
The Cleanup Process
There are 2 kinds of attic cleanup service we offer, which we explain in more detail below. Our goal with attic cleanup services is to restore your attic to an appropriate sanitary threshold, to keep the occupants of the home safe from potential hazards. We do this by removing all contaminated material in the attic. After the material is removed we disinfect the space(s) to get rid of lingering bacteria & odors.

Spot Cleaning, Full Attic Remediation And Bat Guano
Spot Cleaning VS. Full Attic Remediation
The 2 main fixes an attic needs after wildlife infestation include a spot cleaning service or full attic remediation. When wildlife animals infest an attic space they will sometimes shed droppings all over an attic. When this happens, full attic remediation becomes necessary. Other times the animals might only leave their droppings in various spots. In those instances, we generally offer a spot-cleaning service to clean up the waste and the insulation surrounding it. So you see, the necessary measures to make your attic healthy again can vary case-by-case.
Certain amounts of urine & other damages can also influence whether spot-cleaning or full-restoration is necessary. Our pros at Mid-Coast Wildlife Specialists will give you an honest review of the accumulated damages in your attic. If we find damage in your attic during the inspection then we will capture pictures, and show you exactly what is happening up there.
Bats In The Attic – Strong Guano Odors
Big brown bats and little brown bats are the most common bats we find in homes around the state of Maine. Habits of each of these species can have an effect on the resulting contamination levels in an attic. Many customers that are having bat problems will complain of a musty odor originating from the attic, especially hot days with higher humidity levels. The present feces & urine creates the musty odor that becomes more pronounced with warmer weather. The heat from warmer days tends to inflame the bat odors and the pressure from the attic pushes down the odor into the living quarters. Call Mid-Cost Wildlife Specialists to take care of those horrible odors!
Why Guano Accumulation Can Get Out Of Hand
Little Brown and Big Brown Bats are the most common species in Maine. Maternity colonies will number between 20 bats to several hundred. On average, most colonies will range from 30-70 individuals. Each bat can produce 8-12 droppings each every 24 hours in the summer season, and they don’t have the manners to poop outside either! If you add up the numbers, an average colony of 50 bats could produce upwards of 400 plus droppings in the attic per day! If the problem is left alone you can see the potential for the waste to become a real problem.
